In this position, the ideal candidate will be able to oversee the maintenance of the facility and perform day to day facilities maintenance tasks, including simple electrical and plumbing repairs, setup rooms for meetings, and Health and Safety compliance programs. This is a hands-on position which will be responsible for each of the areas mentioned below under the guidance of the Vice President of Operations. Responsibilities: Day to day tasks include general preventative maintenance, safety and cleanup; recycling and hazardous materials storage; and safety programs; general trash disposal contracts; and fire safety training. Manages a preventive maintenance program. This includes all heating, air conditioning and maintenance and repair of buildings and equipment Coordinate meetings with contractors and VP operations, obtain and review bids to effectively complete repair work and assure smooth manufacturing operations. Obtain estimates for needed work and upgrades for review. OSHA, Hazardous Material, and Universal Waste compliance and internal inspections Liaison with building contractors and service personnel, including janitorial services Building security Building safety Suggest and implement building storage and create solutions to problems. Assist with building renovation projects and special manufacturing projects by coordinating equipment purchasing and modifications Manage requests for office repairs and moves Experience and requirements : The ideal individual must have a strong work ethic and be able to work independently with minimal supervision. Organized, proactive, and multi-tasker. Excellent communication skills (written and verbal). The ability to positively interact and communicate with all levels of organization. Project management skills, attention to detail, and accuracy are important. Punctuality is critical. Independent thinker who can make suggestions and implement cost saving programs. Job requires knowledge of Office, Health & Safety, including OSHA laws and regulations, computer skills in Microsoft Office Applications (Word and Excel are required), ability to read drawings and building layouts/schematics. Experience maintaining a company safety program in accordance with Federal and State Hazardous Material and OSHA laws. Familiarity with building facility maintenance and repair along with the ability to interact with contractors in such areas as: security, plumbing, electrical, facilities maintenance and grounds keeping. Able to review bids from contractors and make suggestions. At least five years related experience or training or equivalent combination of education and experience. Physical Demands Must have a valid driver’s license and insurance. Must be able to lift, move, and carry 25 to 40 pounds. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling and climbing all day. The employee frequently lifts, moves or carries items over 25 pounds. Climbs on ladders. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
