What We Look For... Does working on all facets of construction and renovation get you exited? Do you like to seek sub-contractors and negotiating contracts and watch hotels get built from the ground up? If so, this is the perfect position for you. We are seeking a dynamic, creative and collaborative Construction/Project Manager of Development who will be responsible for the full oversite of managing all new hotel projects through all phases of construction from planning and design to opening of hotel. As the Executive Project Manager you will collaborate with all parties involved in the development of a hotel including outside vendors which include architects, contractors and engineers and the inside BPR team including operations, development, finance and others. Our ideal candidate is: An individual who can use past experiences and wealth of knowledge in architecture and construction to help team track accurately with the project progress and timeline. When they go on site they can spot exactly what is holding up a project, what needs to be changed, and what needs to happen to make sure it's a success. An individual who has a 'roll-up your sleeve' type of attitude that wants to create a work environment where strategic thinking is fostered, team work is a must, and wants to get things done. The Key Responsibilities: Responsible for managing project through all phases of construction progress from planning and design to grand opening of hotel. Accountable for timely project close-out. During the planning stage, work with the various internal City departments to find resolutions: Planning, Public Works, Fire, Building, etc. This process involves coordination with the project team as well as the City. During the construction stage, work with the site super-intendant to coordinate with all aspects of the project. Coordination can involve working with all utilities companies for off-site and on-site work, all sub-contractors (in some cases, the responsibility will to seek sub-contractors), designers, and coordination of the FF&E. Review and understand the Project Estimate; develop and manage cost control and document control procedures for each project. Recommend value engineering as required by the budget. Candidate must be able to put together a budget by line item of work. Provide input to design and construction schedule- communicates the technical implications of design decisions with owner, contractor and other vendors as required. Candidate should either understand the sequence of work or preferably be able to develop a schedule after working with the subcontractors. Accountable for day-to-day contact and coordination with project owner and team. Regularly walk project to review performance and report on active construction projects. Inform team on any delays and give hypothesis on new milestone dates. Candidate must be able to read architectural and design drawings. Manage and oversee all construction administration including scheduling tasks, pulling permits and developing new structure and best practices for communication and field reporting. Manage development team including: Purchasing Manager and Design Manager The Model Qualifications B.S. in Architecture or Engineering, licensed architect a plus. A minimum of 10 years' experience as a Project manager, Job Captain, Contractor, Engineer or Architect a must. Proven ability to function in all phases of the project development from schematic design to project closeout Working experience in Revit, Auto CAD or other BIM Modeling Software Experience managing an internal team and outside vendors with strong interpersonal skills and refined business judgment.
